Finishing the 2nd floor bathroom

Recommended Posts

JCM

Back in 2009 I enlarged the footprint of the 1980 original 2nd floor 3/4 bathroom. I figured it was time because one  wall still had the insulation exposed with fiberglass encapsulated by Johns - Mansville with a 2009 date on it. Ordered a new Andersen double casement that just came in after 6 weeks which is average for Windows. Also ordered a new Deep Soaking Tub which was 6 weeks as well. The last house had a Kohler cast iron 550 lb whirlpool tub on the 2nd floor. Pictured is the new Deep soaking tub with built in lumbar support and built in armrests. This tub is up on the 2nd floor awaiting window install so I can proceed. Can't wait to enjoy it. Feels nice to finally do Plumbing at home instead of traveling all around putting in10 and 12 hours days on the road with overnight stays.    Stay tuned

We had a walk-in tub installed back in the summer of 2016. It holds 70 gallons...I was told then that my 40 gallon gas water heater was marginal for year round use and a larger one would be needed by winter. I did not have the physical space for an 80 or 100 gallon unit. I did have room though for a 30 gallon second tank on the other side of the chimney to "temper" the incoming water to about 80 degrees first and then feed the 40. Works so well that i can turn the 30 way down in the summer...
