Butch 194 #26 Posted May 28, 2013 I definitely agree with Sparky's comments on the property value. Actually we just appealed our property taxes and had the value reduced by $80,000. That translates to a property tax reduction of $1000. Others were getting theirs appealed because of the real estate market so we did also. Marv 982 #27 Posted June 3, 2013 Butch, Thanks for the info on the annual blue grass. Now I am doing some pondering here. I understand the grass sprouts in the fall and over winters then grows in the spring and develops the seeds for quite a while then dies when temperatures get very hot. Butch 194 #28 Posted June 3, 2013 Marvin my annual bluegrass is in the process of dying out now but dropped a lot of seeds which will germinate at the end of summer and early fall. I am going to over seed at the end of August to early September. Bluegrass likes 70 weather or warmer to germinate. So the annual bluegrass weed and the good Kentucky bluegrass will be growing together. In the spring I'll put down a preemergence and continue to do so all year long. I'll probably go with a preemergence liquid called Dimension which you can buy on Ebay. It goes a long way. It will supposedly kill young annual bluegrass plants also. Hopefully one year of using Dimension will get rid of the annual bluegrass. The seed that drops next Spring I hope will decay away over the following winter.
